Submit an offer for review

the completed offer in TransactionDesk / Remine, the MLS sheet, pre-approval or proof of funds, and your board's offer checklist

Every offer you write goes to Anthony or Chris before it goes to the client — until they tell you it doesn't. It protects you, the client and the office, and it's how you get fast feedback while you're learning. Five reviewed offers is your phase-5 target.

The rule, from the Brokerage Playbook

Text Anthony (860-235-1643) or Chris Torrez (401-952-8432) the moment you START preparing an offer, so they know one is coming. Hours: 9am–9pm. Then send the finished packet as one complete PDF, assembled in the order on your board's checklist, before anything goes to the client. Come with a possible answer to any question you have — show the thinking.

  1. Open the RE/MAX One Buyer Offer Checklist for your board and keep it next to you: https://drive.google.com/drive/folders/10tv5lPkuK3uoLVbV2_TUcHxjLDtIpZ7r (folders CTR, ECAR, GHAR, MAR, RIAR).

  2. In MLS, open the listing → Print to PDF. Save it as 1 - MLS sheet.pdf.

  3. In TransactionDesk (CT/RI) open Transactions in the left rail and click the + Add button, top right. You are then asked to choose between Create Classic Transaction and Create New Transaction (Transact) — two different systems.

    You should now seea two-panel box. Use Create Classic Transaction unless the office has told you otherwise — that is where the RE/MAX One board packets live.
    If instead you seeyou picked Transact by accident: close it and start again. Ask Anthony before switching, because the two do not share the same packet list.

  4. In the Create Transaction box, open the Template dropdown. This is the packet picker, even though nothing on screen uses the word “packet”.

    You should now seeevery packet named board-first, then type: CTR – Residential Buyer Packet, ECAR– Listing Packet Single Family, ECAR– Residential Buyer Packet Land, GHAR – Commercial Listing, and so on. Pick the one that matches your board and this deal. Choosing it loads the whole form set and its checklist into the transaction, so you tick items off inside the file instead of working from a PDF beside you.
    If instead you seethe list looks wrong or short: you are looking at the wrong board’s packets. They are per-board, and an agent attached to the wrong board sees the wrong set — call SmartMLS before you build the offer, not after.

  5. A naming trap worth knowing. There is also a Templates item in the left rail. That is a different thing and it is empty — it holds Checklist Manager and Transaction Templates, neither of which the office uses. The packets are only in this dropdown, inside Create Transaction.

  6. Anything the packet does not carry — a brokerage form like the Home Harmless Agreement or a Referral Form — comes from Forms → RE/MAX Home Team (guide 1.21). Add it to the transaction.

  7. Add the buyer's pre-approval letter or proof of funds, and any addenda the checklist calls for (Hubbard, escalation, FHA/VA, etc.).

  8. Download one combined PDF of the whole file. Name it: [Property address] – [Buyer last name] – OFFER.pdf.

  9. Text Anthony or Chris: "Offer ready for review — [address], [buyer], sending now." Then email the PDF to the reviewer, copying your TC.

  10. Wait for the reply. Fix anything they flag, re-export the PDF, resend. Only when they say good to go do you send it for signature and to the listing agent.

  11. After it's signed: your TC needs the full under-contract packet within 72 hours, and buyer-rep paperwork within 24 hours of signing — email it to them; they cannot see your e-sign platform.
