Guide 5.1

Submit an offer for review

About 20 minutes to assemble, once the offer itself is written
✓ Checked on a live screen · 16 Sep 2026

You’ll need

the MLS sheet, pre-approval or proof of funds, your board's offer checklist — and the right platform for your state: TransactionDesk (CT/RI) or Remine Docs+ (MA)

Every offer you write goes to Anthony or Chris before it goes to the client — until they tell you it doesn't. It protects you, the client and the office, and it's how you get fast feedback while you're learning. Five reviewed offers is your phase-5 target.

★ Two piles, not one — read this before you assemble

Your board's checklist is not one list. A few of the documents on it get signed, kept in the file, and deliberately withheld from the listing agent. Sending them is not a paperwork slip — it hands the other side your buyer's position. Every one of the five board checklists says so in its own words.

They still have to exist, signed, before the offer goes out. And they still go to your TC later (guide 5.2). They just never travel with the packet.

DocumentBoardsWhat the checklist says
Adverse Consequences Waiverall five“Does not get sent with the buyer's offer packet to the listing agent. Must be signed prior to the offer.”
Exclusive Right to Represent BuyerMAR, RIAR“Do not share with Listing Agent. Initialed and signed by buyer(s) prior to entering property.”
Mandatory Real Estate Relationship DisclosureRIAR“Do not share with Listing Agent.”

The timing word in all three is prior. The waiver before the offer; the buyer-rep and the relationship disclosure before the buyer walks into the house. If you are signing any of them at the same moment as the offer, you are already late.

One more that catches people every year: you never add a blank disclosure to a packet. All five checklists say disclosures come from the seller and “cannot be started by the buyer”. Anthony, asked how often agents do it anyway: “Too many to count.” If a disclosure is missing, it stays missing — ask the office for the additional-verbiage language instead of inventing a blank one.

Path A — Connecticut and Rhode Island (TransactionDesk)

Text Anthony or Chris Torrez the moment you START preparing an offer, so they know one is coming. Hours: 9am–9pm. Then send the finished packet as one complete PDF, assembled in the order on your board's checklist, before anything goes to the client. Come with a possible answer to any question you have — show the thinking.

  1. Open the RE/MAX One Buyer Offer Checklist for your board and keep it next to you: https://drive.google.com/drive/folders/10tv5lPkuK3uoLVbV2_TUcHxjLDtIpZ7r (folders CTR, ECAR, GHAR, MAR, RIAR).

  2. In MLS, open the listing → Print to PDF. Save it as 1 - MLS sheet.pdf.

  3. In TransactionDesk (CT/RI) open Transactions in the left rail and click the + Add button, top right. You are then asked to choose between Create Classic Transaction and Create New Transaction (Transact) — two different systems.

You should now seea two-panel box. Use Create Classic Transaction unless the office has told you otherwise — that is where the RE/MAX One board packets live.
If instead you seeyou picked Transact by accident: close it and start again. Ask Anthony before switching, because the two do not share the same packet list.
    the Classic vs Transact choice
    the Classic vs Transact choice
  4. In the Create Transaction box, open the Template dropdown. This is the packet picker, even though nothing on screen uses the word “packet”.

You should now seeevery packet named board-first, then type: CTR – Residential Buyer Packet, ECAR– Listing Packet Single Family, ECAR– Residential Buyer Packet Land, GHAR – Commercial Listing, and so on. Pick the one that matches your board and this deal. Choosing it loads the whole form set and its checklist into the transaction, so you tick items off inside the file instead of working from a PDF beside you.
If instead you seethe list looks wrong or short: you are looking at the wrong board’s packets. They are per-board, and an agent attached to the wrong board sees the wrong set — call SmartMLS before you build the offer, not after.

  5. A naming trap worth knowing. There is also a Templates item in the left rail. That is a different thing and it is empty — it holds Checklist Manager and Transaction Templates, neither of which the office uses. The packets are only in this dropdown, inside Create Transaction.

  6. Anything the packet does not carry — a brokerage form like the Home Harmless Agreement or a Referral Form — comes from Forms → RE/MAX Home Team (guide 1.21). Add it to the transaction.

the RE/MAX Home Team forms folder
the RE/MAX Home Team forms folder
  7. Add the buyer's pre-approval letter or proof of funds, and any addenda the checklist calls for (Hubbard, escalation, FHA/VA, etc.).

  8. Download one combined PDF of the whole file. Name it: [Property address] – [Buyer last name] – OFFER.pdf.

  9. Text Anthony or Chris: "Offer ready for review — [address], [buyer], sending now." Then email the PDF to the reviewer, copying your TC.

  10. Wait for the reply. Fix anything they flag, re-export the PDF, resend. Only when they say good to go do you send it for signature and to the listing agent.

  11. After it's signed, the deal stops being a packet and becomes a file. Your TC needs the full under-contract packet within 72 hours, and buyer-rep paperwork within 24 hours of signing. That handoff has its own page, because it is the same list on every deal for the rest of your career: guide 5.2 — what your TC needs from you.

★ Which path is yours

Connecticut and Rhode Island — Path A above, in TransactionDesk. Do Path A and stop; everything below is not yours.

Massachusetts — Path B below, in Remine Docs+. Skip Path A entirely. It is a different platform with a different shape, and the Connecticut steps will not match a single one of your screens.

Path B — Massachusetts (Remine Docs+)

Verified on the live screens 16 Sep 2026. Massachusetts is not Connecticut with different form names — the structure is genuinely different, and the two things that catch people are both below.

  1. Get in. Pinergy → the Quick Links box in the right-hand column — you have to scroll down to it, it is not in the top menu bar. Click Remine. It opens in a new tab; Pinergy stays open behind it.

If instead you seethere is no Remine in Quick Links: that box is customisable per agent — click Add/Remove Items underneath it and add Remine.
Remine in the Quick Links box — and the two Forms links that are NOT the one you want
Remine in the Quick Links box — and the two Forms links that are NOT the one you want
  2. Sign in to Remine — again. Even though you are already signed in to Pinergy, Remine asks for your MLS Agent ID (your MA licence number) and a password. This is a separate account. Nothing is broken; Connecticut agents get single sign-on here and you do not.

If instead you seeyou have never used Remine: the door is New to Remine? Create Account, underneath Forgot Password. A brand-new agent has no account to sign in to yet.
the second sign-in — Remine is its own account
the second sign-in — Remine is its own account
  3. Open Docs+. In Remine's left menu, under REMINE APPS, click Docs+. It opens in another new tab, and this one does sign you in automatically.

You should now seethe Docs+ Dashboard, with two big buttons — Create a Transaction and Upload a File — and a left menu listing Package Library, Form Library, Clause Library and Checklist Library.
  4. Close the pop-ups first. Docs+ stacks training announcements on the dashboard and there is often more than one — close each with the × in its top-right corner before you click anything. They are not errors.

  5. ★ Where the brokerage packages actually live. Left menu → Package Library. It opens on a My Packages tab that says "You currently have no content" — that is normal and it is not a permissions problem. Click More Groups next to it.

You should now seethree groups, all Read Only: MLS PIN, Massachusetts Association of REALTORS, and (AN7813) RE/MAX ONE — the brokerage folder name really does begin with the brokerage ID in brackets.
Package Library opens EMPTY on My Packages — the content is under More Groups
Package Library opens EMPTY on My Packages — the content is under More Groups
  6. Open (AN7813) RE/MAX ONE. The MLS PIN and Massachusetts Association of REALTORS package groups are both empty — do not go hunting in them. The brokerage group is the only one with packages in it: Residential Buyer Offer Package and Residential Listing Package.

the three groups — only the brokerage one has packages
the three groups — only the brokerage one has packages
  7. ★ Read the package before you trust it. Open the Buyer Offer package and look down the contents list for a warning triangle. As of 16 Sep 2026 several forms in it carry one, and two say "This form has been removed by request of your MLS/Association" — including Contract To Purchase Real Estate (Offer) (#501), which is the offer itself. Others say "Update this form to the latest version." Do not send a form carrying either warning — but you do not need to ask anybody what replaced it. Nothing was retired. The current version of every one of those forms is sitting in the Form Library (next step). The package is pointing at an old copy; the library has the live one. Pull it from there instead.

You should now seea contents list of about 17 documents, with warning triangles beside some of them.
warning triangles in the package contents — read these before you send anything
warning triangles in the package contents — read these before you send anything
  8. Build the transaction. Dashboard → Create a Transaction. It is a three-step wizard: step 1 is Sale or Lease and which side you represent; step 2 is the transaction name and the parties; step 3 is the forms.

  9. ★ The step-3 trap. Step 3 lets you tick individual forms from the same three groups — it does not offer the brokerage packages. MLS PIN holds most of the forms you need. The (AN7813) RE/MAX ONE folder shows almost nothing here, which is expected: the brokerage's material is packaged, and packages are not selectable in this wizard.

If instead you seeyou cannot find a form: switch the Filter Forms control from Buying Side to All Forms — the filter hides anything tagged for the other side.
step 3 picks individual FORMS, not packages
step 3 picks individual FORMS, not packages
  10. ★ The Form Library is where the current forms live — and it is not empty. Left menu → Form Library. Unlike Package Library, this one opens straight onto More Groups with all three showing. Massachusetts Association of REALTORS holds about 156 forms — every contract, addendum and disclosure you will ever need, including #501 and #523. MLS PIN holds 19, all administrative (listing input forms, status change, Coming Soon) — no contract forms at all. (AN7813) RE/MAX ONE holds one empty folder named `test`.

You should now seethe MAR group with a Load All button at the bottom — it shows 50 at a time.
If instead you seeyou cannot find a form by scrolling: use the Search box, and remember the numbers. #501 is the offer, #503 the standard residential P&S, #504 the condominium P&S.
  11. ★ Two forms with the same name is normal, and the library will not tell you which is current. There are five Exclusive Buyer Agency Agreements (#701, #714, plus #702 dual, #703 designated, #720 facilitator), three identically-named Inspection Contingency forms (#504B, #505A, #505B), and several legacy/numbered pairs — `Addendum - Blank` as both (ADD) and (RCA), Lead Paint as both bare and (C92). There are also two dead COVID-era addenda still listed. Ask Anthony which buyer agency agreement RE/MAX One uses — #701 or #714 — before your first MA buyer. That one is worth getting right in advance.

  12. ★ Where the packages and the checklist actually get used. Not in the Create Transaction wizard. Open the transaction first, then on the Documents tab click Form in the toolbar. The Create Forms & Documents dialog that opens has four tabs: Checklists, Packages, Forms, and Clone from Existing. The brokerage packages are under Packages → (AN7813) RE/MAX ONE. This is the answer to "how do I apply a package" — you cannot, until the transaction exists.

You should now seethe package rows showing their date — 01-29-2025 — and the checklist row showing 0 Items. Those numbers are the warning; there are no triangles at this level.
If instead you seeyou want the doc set from a previous deal: Clone from Existing copies it across, which is usually faster than rebuilding.
  13. The brokerage paperwork only comes with a package. The six RE/MAX One PDFs — Request for Commission, Adverse Consequences Disclosure, Dual Agency Commission, Referral Form, Transaction Sheet, Commission Agreement — are inside both packages and are not in the Form Library. The listing package adds Sign Install and Escrow Release / Sign Removal. If you build a file form by form, you will not have them. Load the package for those, and replace any MAR form carrying a warning triangle with the library copy.

If instead you seeyou would rather not touch the package at all: ask Anthony to email you the six PDFs, and say why — they should be in the Form Library and are not.
  14. The brokerage checklist is empty — do not rely on it. `Residential Buyer Offer Checklist` shows 0 Items, and there is no listing checklist at all. Marissa keeps a maintained MAR Buyer Offer Checklist in the RE/MAX One shared Drive; use that PDF until the Docs+ one is built. Docs+ also runs its own Docs+ 101: Core Skills Training, which covers packages and checklists.

  15. From here, the rest matches Path A. One combined PDF, named [Property address] – [Buyer last name] – Offer – [date].pdf. Text Anthony or Chris, email the packet, wait for good to go before anything reaches the client.
