Who to call for what

Two minutes to read · keep it bookmarked
No screens — nothing to check

You’ll need

nothing

Most of the time lost in your first month is spent working out who to ask. This is the whole list. Send the right thing to the right person and you get an answer the same day; send it to the wrong one and it sits.

Your transaction coordinator

There are three, and all three handle both buyers and listings. There is no longer a buyer coordinator and a listing coordinator — if anyone tells you to split it by side, they are working from an old sheet.

Rhode Island files go to Amanda. Otherwise you are assigned one and you stay with them.

  1. The full under-contract packet goes to your TC within 72 hours.

  2. Buyer-representation paperwork goes within 24 hours of signing — by email, because they cannot see inside your e-sign platform.

  3. Guide 5.2 has the whole list of what they need and a copy-paste handoff email: https://sellwithsantos.com/guides/5-2.html

★ The one that is not a preference

A compliance question never gets answered by a colleague, a guide on this site, or an AI. Agency, dual agency, disclosure, who you represent, what has to be on a sign or an advert — those go to Marissa, who is the broker of record. Her licence is the one carrying it.

Asking her costs you ten minutes. Guessing costs a great deal more, and it is the one category where being wrong is not a learning experience.

Marissa — quick compliance check before I send this. [one sentence on the situation]. What do you want me to do?

Before your first deal

Ask the office for Anthony’s and Chris Torrez’s cell numbers and put them in your phone now, while nothing is urgent: Anthony for offers, Zillow and your ramp; Chris for offer review backup.

Finish line

You’re done whenyou know who gets what, and the three TC addresses are in your phone.

Now do thisNothing to tick — this one is a reference. Come back to it.

Stuck right now? Text Anthony (AI questions: Robbie) — that is the fast path when something is blocking you. The form below is the other thing: it is for telling us this PAGE is wrong, so it gets fixed once, for everyone.
Something wrong on this page?

This goes straight to Robbie with the guide name already attached, so you do not have to explain which page you were on. Stuck right now and need an answer? Text Anthony — that is faster than this.
